Project Objective
Rutland Borough Council appointed Phoenix Gas Services to replace the outdated gas heating system at The King Centre with a modern, energy-efficient solution. The goal was to improve reliability, safety, and user control while reducing running costs and ensuring compliance with current energy and safety standards. The project also aimed to provide full certification, staff training, and warranties for long-term peace of mind.
The Challenges
The initial specification and timeframe presented logistical and financial challenges. Early assessments revealed that the original design would have required significant building work and extended timescales. Instead of following this plan, Phoenix collaborated closely with the client to develop a more efficient approach. Through site visits and joint planning sessions, the
team proposed reconfiguring and upgrading the existing boiler room rather than fully rebuilding it – reducing costs, avoiding unnecessary disruption, and accelerating delivery without compromising quality.
The Outcome
Phoenix delivered a full plant room transformation within the agreed two-week timeframe and a budget of £69,740 + VAT, without interrupting the centre’s day-to-day operations. The project included: Installation of two high-efficiency Vaillant Ecotec 80kw wall-hung boilers, linked via a plate heat exchanger. A modern control panel with automatic sequencing and weather compensation to optimise performance. Enhanced safety systems featuring CO and gas monitoring with automatic shut-off protection. A new 180-litre unvented hot water cylinder with twin immersion heaters for flexibility and back-up. System improvements including new shunt pumps, magnetic filtration, full pipe insulation, and dosing equipment for longevity.
